Custom Screened Porch & Covered Deck Additions

Whether you're building new or converting an existing deck, our screened porch construction is designed to blend seamlessly with your home's architecture — giving you a pest-free outdoor room that feels like a natural extension of your living space.

Seamless Roof Tie-Ins

The biggest giveaway of a poorly built screened porch is a roof that looks bolted on as an afterthought. Our carpenters design every roof tie-in to match your existing roofline — pitch, materials, and trim details all coordinated so the addition looks like it was part of the original build. We work with GAF architectural shingles, standing seam metal, and custom fascia wraps to ensure a seamless transition. Homeowners in Alpharetta's Windward and Milton's Crabapple neighborhoods trust us because our porch rooflines pass the "was it always there?" test every time.

High-Visibility Screening Options

North Georgia's pests — mosquitoes, gnats, and no-see-ums — are relentless from late spring through fall. Our screening solutions keep every last one of them out while preserving your backyard views. We install premium fiberglass and aluminum mesh options with tighter weave patterns that block the smallest insects without creating that dark, caged-in look. For clients who want maximum visibility, we offer Phifer UltraVue screening that's nearly invisible from inside — you see your yard, not the screen. It's the most popular upgrade among our Roswell and Johns Creek screened porch projects.

Vaulted Ceilings & Recessed Lighting

A flat ceiling makes a porch feel cramped. We design screened porch ceilings with vaulted or cathedral profiles that open up the space and create a true luxury outdoor room. Tongue-and-groove HardiePlank or stained pine beadboard panels add warmth and character overhead, while recessed LED lighting lets you use the space well into the evening without harsh exposed fixtures. Add a damp-rated ceiling fan and you've got a room that's comfortable from April through November in our North Atlanta climate — no air conditioning required.

Deck-to-Screened-Porch Conversions

Already have a deck you love but wish you could use without battling bugs? Converting an existing deck into a fully screened-in enclosure is one of the smartest investments a North Atlanta homeowner can make. We evaluate your deck's footings, framing, and structural capacity, then engineer a roof and screen system that transforms the space into a three-season living room. Many of our screened in deck addition projects in Marietta and Cumming are completed in under four weeks, and the result is a space that doubles your home's usable outdoor square footage.

Front Porch Porticos & Custom Enclosures

A well-built front porch portico doesn't just protect your entry from the weather — it transforms your home's curb appeal and adds real value. We design every portico to match your home's architectural style down to the last detail.

Architecturally Accurate Front Porticos

Every front porch portico we build starts with a study of your home's existing architecture. Whether you have a traditional Georgian colonial in Alpharetta, a craftsman-style home in Roswell, or a modern transitional build in Johns Creek, we design the portico to look original to the structure. That means matching column proportions, roof pitch, bracket styles, and trim profiles exactly. We've built porticos ranging from simple gable-front entries to grand two-story covered porches with stone-wrapped columns — and each one gets compliments from neighbors who assume it was always part of the house.

Premium Material Selections

We use materials that look exceptional and stand up to Georgia's weather without constant maintenance. Our portico projects feature real stone veneer and manufactured stone for column bases and accent walls, Hardie trim for fascia and soffit details that won't rot or warp, and GAF or Owens Corning architectural shingles that match your existing roof. For columns, we offer load-bearing fiberglass, aluminum-wrapped wood, and PVC options — all engineered for structural integrity and zero maintenance. These custom porch enclosures are built to last 30+ years in our climate.

Weather Protection & Structural Support

Beyond aesthetics, a portico serves a practical purpose: protecting your front entry from rain, direct sun, and debris. We engineer every portico with proper roof drainage, adequate overhang for weather protection, and structural foundations tied into your home's existing footing system. For homes on sloped lots — common throughout Milton and Cumming — we design stepped foundations that account for grade changes while maintaining a level, safe entry surface. Every project passes county structural inspection on the first attempt.

Custom Columns & Railing Systems

Columns and railings define the character of your porch. We offer round tapered columns for traditional homes, square craftsman-style columns with stone bases, and sleek aluminum cable rail systems for modern properties. Every railing meets Georgia code requirements for height and spacing while complementing your home's aesthetic. For covered porch builders who cut corners, railings are an afterthought — for us, they're a design element that ties the entire project together. We custom-build every railing system on site to ensure a perfect fit.

"It's tough to find people you feel like you can trust not to try and get over on you. I spoke with Wes about work I needed to get done and was surprised at his level of honesty and professionalism. Putting that with the word of mouth on the quality of his work... and I wouldn't/won't hesitate to work with him on my next project."

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."

FAQ

Screened Porch Construction FAQ

Answers to common questions from North Atlanta homeowners considering a screened porch, portico, or covered deck addition.

What is the average cost to screen in a porch in Atlanta?

Screened porch construction in the Atlanta metro area typically runs between $25 and $70 per square foot, depending on the size of the space, materials selected, and finish level. A standard 200-square-foot screened-in porch with composite flooring and a finished ceiling will land in the mid-range, while projects that include vaulted tongue-and-groove ceilings, recessed lighting, and electrical for fans or TVs move toward the higher end. We provide detailed, line-item estimates during your free consultation so there are no surprises — just call us at (470) 284-5348 to schedule.

Should I build a screened porch or a sunroom?

It depends on how you want to use the space. A screened porch gives you fresh airflow and a true outdoor feel — you hear the birds, feel the breeze, and stay protected from mosquitoes and no-see-ums that are heavy across North Atlanta from May through October. A sunroom is fully enclosed with windows and can be climate-controlled year-round, but costs significantly more due to HVAC, insulation, and window packages. Most of our Alpharetta and Roswell clients who want three-season use choose a screened porch, while those who need year-round comfort go with a <a href="/services/outdoor-living/sunrooms-4-season-rooms">sunroom or four-season room</a>.

Do I need a building permit for a porch in Georgia?

Yes. Any structural addition to your home in Georgia — including a screened porch, portico, or covered deck — requires a building permit. Fulton County, Cherokee County, and Forsyth County all have specific setback, height, and impervious surface requirements that affect porch construction. If you live in a subdivision with an HOA, you'll also need architectural review approval before work begins. Need Construction handles the full permitting process for every project, from engineered drawings to final inspections, so you never have to make a trip to the county building department.

Can you add a screened porch to an existing deck?

Absolutely — converting an existing deck into a screened-in enclosure is one of our most requested projects across Marietta, Johns Creek, and Milton. The first step is evaluating your deck's existing footings and framing to confirm they can support the added weight of roof structure, screening, and finish materials. Most decks built to code have adequate foundations, but some older structures need reinforced posts or additional footings. We assess all of this during the initial site visit and provide honest recommendations before any work starts.

How do you handle drainage on covered porches?

Proper drainage is critical for covered porch longevity in North Georgia, where we get over 50 inches of rain annually. We build every covered porch floor with a minimum 1/4-inch-per-foot slope away from the house to prevent water pooling. Gutters are integrated into the roof system and tied into your home's existing downspout routing. For elevated porches, we can install an <a href="/services/outdoor-living/underdeck-drainage-systems">underdeck drainage system</a> that channels water away from the space below, creating a dry, usable area underneath.

What are the best materials for a low-maintenance porch?

For flooring, we recommend PVC or composite decking boards — they won't rot, splinter, or require annual staining in Georgia's humidity. Aluminum screen frames are our standard because they resist rust and hold up far better than wood frames over time. For ceilings, HardiePlank beadboard panels provide a clean, finished look without the warping and paint peeling that real wood suffers in covered outdoor spaces. These material choices give you a screened porch that looks great for decades with nothing more than an occasional wash.

How long does porch construction typically take?

From signed contract to final walkthrough, most screened porch projects take 4 to 8 weeks. The first 1 to 2 weeks cover design finalization and permitting — timelines vary by county, with Fulton County typically processing faster than Cherokee or Forsyth. Framing and roofing usually take 1 to 2 weeks depending on complexity and weather. The remaining time covers screening installation, electrical work, ceiling finishes, and trim details. We keep you informed with regular updates throughout the build and coordinate all inspections on your behalf.

Are ceiling fans and outdoor TVs safe on a screened porch?

Yes, when installed correctly with the right rated equipment. All electrical outlets on a screened porch must be GFCI-protected per Georgia building code, and we wire every project to meet or exceed that standard. Ceiling fans should carry a "damp-rated" or "wet-rated" UL listing — we help you select the right fan during the design phase. Outdoor TVs or weather-resistant TV enclosures work well on screened porches since the screening blocks most wind-blown rain, but we always position outlets and mounting brackets on the most protected wall for maximum longevity.
