Custom Home Additions for Marietta's Growing Families

Marietta's established neighborhoods — from East Cobb ranches to split-levels near Kennesaw Mountain — are full of homes with great bones and great locations. When your family outgrows the floor plan, an addition lets you keep both without starting over.

Most of the home additions we build in Marietta start with the same story: the house is in the right neighborhood, the schools are dialed in, the commute works — but there simply aren't enough bedrooms, the kitchen is cramped, or there's no dedicated workspace. Rather than uprooting your family and absorbing $40,000+ in real estate transaction costs, an addition gives you the space you need on the lot you already own.

We specialize in vertical expansions for Marietta's classic ranch-style homes and split-levels. These homes were built on solid slabs and framing that can often support a second story with targeted structural reinforcement — and the result is a home that doubles its living space without sacrificing a square foot of yard. For families along Roswell Road, near the Marietta Square, or in neighborhoods throughout East Cobb, a second-story addition transforms a 1,600-square-foot ranch into a 3,000+ square-foot home without changing your address.

Every addition we build is designed for seamless architectural integration. That means matching your existing roofline pitch, exterior siding, window styles, and trim profiles so the new construction looks like it was always part of the original design. We handle the full scope — structural engineering, architectural plans, City of Marietta and Cobb County permitting, foundation work, framing, mechanical rough-ins, and finish carpentry — with a single point of accountability from start to final inspection.

What Every Addition Project Includes

  • Structural engineering assessment and architectural design matched to your home's style
  • Seamless exterior integration — matching siding, roofing, windows, and trim profiles
  • End-to-end permitting through City of Marietta or Cobb County
  • Complete mechanical, electrical, and plumbing integration with existing systems

Popular Addition Projects: From Second Stories to Garage Conversions

Every Marietta home and family is different. Here are the most common addition projects we build across Cobb County — each one engineered for your specific house and lifestyle.

The kitchen bump-out is our bread and butter for Marietta homeowners who love their home's location but need breathing room. By extending the back wall 10-15 feet, we transform a closed-off galley kitchen into an open-concept kitchen and living space that completely changes how your family uses the main floor. This is the most cost-effective way to add high-impact square footage — no new foundation footprint beyond the extension, and the existing roof is modified rather than rebuilt from scratch.

For families who need serious square footage, a 2nd story addition in Marietta is the best investment per dollar. We've taken 1,400-square-foot ranches near Whitlock Avenue and in neighborhoods off Lower Roswell Road and turned them into 2,800+ square-foot homes with three or four bedrooms upstairs, a full bathroom, and a dedicated laundry room. The engineering is critical — we work with licensed structural engineers to verify load paths, reinforce the existing foundation where needed, and design the framing to meet current Georgia building codes.

Garage conversions and room additions over garages have surged in Marietta since remote work became permanent for many families. Converting a two-car garage into a home office, studio, or accessory dwelling unit is one of the fastest addition projects we do — the structure is already there, and we're adding insulation, drywall, flooring, HVAC, and electrical to an existing footprint. For homeowners who still want their garage, building a room addition over the garage creates substantial space on the second level without any yard impact.

Second-Story Additions

Double your living space without giving up yard. Engineered vertical expansions designed specifically for Marietta's ranch homes and split-levels with full structural reinforcement.

Master Suite Wings

Private retreats with luxury bathrooms, walk-in closets, and sitting areas. Designed as a dedicated wing for maximum privacy and architectural impact in your Marietta home.

In-Law Suites & ADUs

Multi-generational living spaces with private entrances, kitchenettes, and full baths. We navigate Cobb County zoning and permitting for accessory dwelling units so you don't have to.

Garage Conversions & Over-Garage Rooms

Transform underused garage space into home offices, studios, or living areas. Or build above the garage for substantial new square footage with zero yard impact.

"It's tough to find people you feel like you can trust not to try and get over on you. I spoke with Wes about work I needed to get done and was surprised at his level of honesty and professionalism. Putting that with the word of mouth on the quality of his work... and I wouldn't/won't hesitate to work with him on my next project."

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."

FAQ

Marietta Home Addition Questions

Answers from our addition specialists about costs, timelines, permits, and project types for Marietta and Cobb County homeowners.

How much does it cost to add a second floor in Marietta?

Second-story additions in Marietta typically range from $100 to $300 per square foot, putting most projects between $150,000 and $500,000 depending on scope and finishes. The biggest cost factors are structural engineering — your existing foundation and framing need to be evaluated and potentially reinforced to carry the load — and whether you're adding plumbing and HVAC runs to the upper level. Finishing choices like hardwood flooring, tile work, and custom millwork can shift the number significantly. We provide detailed line-item estimates after an on-site structural assessment so there are no surprises during construction.

What are the common types of ranch home additions in Marietta?

Marietta is full of mid-century ranch homes and split-levels, and we see three main addition types in these neighborhoods. Rear bump-outs are the most popular — extending the back of the house 10-15 feet to open up the kitchen and living area into a modern open-concept layout. Second-story additions are the best option for families who've outgrown their floor plan but love their lot on streets like Whitlock Avenue or near Kennesaw Mountain. Side additions work well for adding a master suite with its own wing, giving homeowners the privacy and space they need without touching the existing bedrooms. We tailor the design to match your home's existing roofline and exterior materials so it looks original, not bolted on.

Can you build an in-law suite addition in Marietta?

Absolutely — in-law suite additions are one of our most requested projects across Marietta and Cobb County. We design these with a private entrance, full bathroom, kitchenette, and a separate living space that gives your family member genuine independence while keeping them close. Zoning in Marietta and unincorporated Cobb County does have specific requirements for accessory dwelling units, including setback rules and utility connections. Need Construction handles the permit applications and zoning review so you don't have to navigate the bureaucracy yourself. Many families in East Cobb and near the Marietta Square have added these suites to accommodate aging parents or adult children.

How long does a home addition project typically take?

Plan for 5-9 months from design to move-in for most home additions in Marietta. The planning and permitting phase takes 4-8 weeks — that includes architectural drawings, structural engineering, and pulling permits through the City of Marietta or Cobb County. Construction runs 3-6 months depending on the scope: a single-room bump-out is on the shorter end, while a full second-story addition or master wing is closer to six months. Weather plays a role during framing and roofing phases, and material lead times for windows, specialty trim, and custom cabinetry can add a few weeks. We build a detailed project schedule before breaking ground so you know what to expect.

Do I need a permit for a room addition in Marietta, GA?

Yes — every structural addition in Marietta requires permits, whether you're in the City of Marietta jurisdiction or unincorporated Cobb County. This includes building permits, electrical permits, plumbing permits if you're adding fixtures, and mechanical permits for HVAC extensions. The permitting process involves plan review by the building department and multiple inspections during construction: foundation, framing, rough-in, insulation, and final. Need Construction handles the entire permitting process from application to final sign-off. We submit professionally drawn plans that meet code requirements, which speeds up approvals and avoids costly revisions.

Is it cheaper to build out or build up?

It depends on your specific situation, but here's the general breakdown. Building up avoids the cost of a new foundation and doesn't consume yard space — which matters on smaller Marietta lots where setback requirements limit how far you can extend. However, vertical additions require structural reinforcement of the existing foundation and framing, plus your family needs to plan for living through the construction with an open roof for a period. Building out requires new footings and foundation work, but the construction is less disruptive to daily life since the existing roof stays intact. In many Marietta neighborhoods, building up costs 10-20% more per square foot but gives you significantly more usable space without sacrificing your outdoor area.

How does a home addition affect my property taxes?

Adding square footage to your Marietta home will trigger a property value reassessment by the Cobb County Tax Assessor's office. As a general rule, your assessed value will increase proportionally to the square footage and quality of the addition. For example, adding a 500-square-foot master suite to a home currently valued at $400,000 could increase the assessed value by $75,000-$125,000. However, the long-term return typically outweighs the tax increase — you're building equity in your home, avoiding the transaction costs of buying a larger house, and staying in the Marietta neighborhood you already know and love. We recommend consulting with a local tax advisor for specific projections based on your property.

What is the ROI on a master suite addition?

In the Marietta and Cobb County real estate market, a well-executed master suite addition typically recoups 60-75% of the investment at resale — and the number trends higher when the addition is architecturally consistent with the original home. Beyond the direct ROI, a master suite addition eliminates the single biggest reason families outgrow their homes, which means you avoid the $30,000-$50,000 in transaction costs (agent commissions, closing costs, moving expenses) that come with selling and buying. In neighborhoods near Marietta Square, East Cobb, and along the Roswell Road corridor, homes with updated master suites consistently sell faster and command premium pricing.
